We would like your feedback on a revised rezoning application at 495 W 41st Ave. The proposal is to allow for the development of a 14-storey mixed-use building with additional height for a rooftop amenity space. The zoning would change from C-2 (Commercial) to CD-1 (Comprehensive Development) District. This proposal includes:
99 secured rental residential units
Three floors of commercial office and retail space
A floor area of 9,366 sq. m (100,812 sq. ft.)
A floor space ratio (FSR) of 6.37
A building height of 45.7 m (150 ft.)
65 vehicle parking spaces and 186 bicycle parking spaces
This is a revised application from a previous proposal submitted on December 17, 2020. Key changes from the previous version include:
Additional job space in an all-commercial podium
A podium height reduction from 65 ft. to 50 ft.
Reduction in the number of residential rental units
Reduction to the overall proposed density (FSR)
Increased amenity spaces for the rental units
Refinements to the overall massing, public realm setbacks, and form of development
In response to COVID-19 (Coronavirus), we will be holding an extended online question and answer (Q&A) period in place of an in-person open house for this project.
