The Director of Planning approved the application on November 18, 2022, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"


8804 Osler Holding Ltd. has applied to the City of Vancouver for permission to develop a new six-storey mixed-use building on this site, consisting of:

  • Retail uses on first storey
  • Dwelling uses on second to sixth storeys
  • 50 dwelling units, including 22 lock-off units
  • Rooftop amenity
  • Two levels of underground parking having vehicular access from the lane
  • Total floor area of approximately 4,573 m²
  • Total FSR of 3.05
  • Overall height of 24.8 m

Under the site’s proposed CD-1 zoning, to be approved by Council, the application is “conditional” so it may be permitted. However, it requires decision of the Director of Planning.
