We would like your feedback on a rezoning application at 7969-7989 Cambie St. The proposal is to allow for the development of a 6-storey residential building. The zoning would change from RS-1 (Residential) District to CD-1 (Comprehensive Development) District. This proposal includes:

  • 27 strata-titled units
  • A floor space ratio (FSR) of 2.46
  • A total floor area of 2,373 sq. m (25,548 sq. ft.)
  • A building height of 21 m (69 ft.)
  • 34 vehicle parking spaces and 69 bicycle parking spaces

The application is being considered under the Cambie Corridor Plan.

In response to COVID-19 (Coronavirus), we held an extended online question and answer (Q&A) period in place of an in-person open house for this project.

  • Share With all the construction in the area, could we please get a sidewalk on 64th between Cambie and Ash (on the south side of the block this development is on)? At 64th and Cambie is a pedestrian/cyclist controlled traffic light which provides a safe crossing of Cambie and access to Winona Park and Laurier Annex as well as transit. In 2015 I was told the city had done a study of all blocks in the city without a sidewalk (over 2000 of them) and this block was ranked in the top 10 of highest priority to receive one. (criteria included proximity to parks, schools, transit etc). (case # 14882334) It has yet to receive a sidewalk and results in many, many people walking down the street. I understand this falls under "local improvements" which is currently suspended due to covid, but it has been over 5 years and no action. I see there is a sidewalk from Cambie to the alley in the video.     Thank you for your question and apologies about the delay in response. Sidewalks and public realm for projects within the Cambie Corridor Plan must comply with the Cambie Corridor Public Realm Plan. See Section 3.2 for sidewalks. For rezoning applications, public realm improvements are generally limited to the frontage of the subject lots.

    Thanks for your question. As per the City’s Family Room Housing Mix in Apartments Rezoning Policy the applicant will be required to provide a minimum of 10 percent of the units as three-bedroom units. Have a nice day. - Nick
