We would like your feedback on a rezoning application at 7730-7772 Cambie St. The proposal is to allow for the development of two 6-storey residential buildings with townhouses at grade. The zoning would change from RT-1 (Residential) to CD-1 (Comprehensive Development) District. The proposal includes:

  • 68 market strata units
  • Floor space ratio (FSR) of 2.70
  • Floor area of 6,622.6 sq. m (71,284.9 sq. ft.)
  • Maximum height of 20.3 m (66.6 ft.) for Building A and 18.5 m (60.6 ft.) for Building B
  • 94 vehicle parking spaces and 163 bicycle parking spaces

The application is being considered under the Cambie Corridor Plan.

In response to COVID-19 (Coronavirus), an extended online question and answer (Q&A) period was held in place of an in-person open house for this project.

    The applicant did consider both the courtyard as well as the roof decks for the children's outdoor play area, but decided on its proposed location as being the most appropriate. There will be natural light in this area throughout a good portion of the day (varies depending on the time of year), and it will be properly secured with perimeter fencing. Further, the applicant notes that they have a row of townhomes fronting onto the play area which will offer appropriate direct and implied surveillance when (and if) parents are distracted from viewing/supervising their children.

    The applicant did consider the courtyard that exists between the buildings, but became concerned about the escalated noise in that area reverberating off both sides of the building which would affect both the future residents of the building as well as the surrounding neighbours. The rooftops were also considered, but the applicant felt that the children's play area is more appropriately located at grade for safety and associated safety perception issues.

    This site falls within Section 4.5.2 “Cambie Street: 59th-64th Avenue” of the Cambie Corridor Plan. Under this section of the Plan, it is envisioned that buildings along Cambie Street contain step backs above 4 storeys in order to reduce the overall building massing and diminish shadowing on Cambie Street to enhance the overall pedestrian experience.
