6485 Manitoba St [formerly 105 W 49th Ave] (DP-2020-00836) development application

Billard Architecture Inc. has applied to the City of Vancouver for permission to develop a six-storey, mixed-use building consisting of;
- A total of 35 dwelling units with commercial at grade
- A proposed height of 17.67m (58 ft.)
- A proposed Floor Space Ratio (FSR) of 2.28
- Two levels of underground parking
Under the site’s approved CD-1 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
