This application was approved by Council at Public Hearing on February 29, 2024.

We would like your feedback on a rezoning application at 6095 Fraser Street. The proposal is to allow for the development of a 7-storey mixed-use building over three levels of underground parking. The zoning would change from C-2 (Commercial) District to CD-1 (Comprehensive Development) District. This proposal includes:

  • 36 secured market rental units;
  • Commercial retail space on levels one and two for grocery store use;
  • A floor space ratio (FSR) of 4.18;
  • A floor area of 4,372.9 sq. m (47,071 sq. ft.);
  • A building height of 23.9 m (79 ft.); and
  • 48 vehicle parking spaces and 74 bicycle parking spaces.

The application is being considered under the Secured Rental Policy.
