This application was approved by Council at Public Hearing on September 24, 2024.

The City of Vancouver has received an application to rezone the subject site from R1-1 (Residential Inclusive) District to CD-1 (Comprehensive Development) District. The proposal is to allow for the development of a 19-storey mixed-use building with a four-storey podium and includes:

  • 184 secured rental units with 20% of the floor area secured for below market rental units (approximately 37 units);
  • Commercial space on the ground floor;
  • A floor space ratio (FSR) of 5.74;
  • A building height of 58.4 m (192 ft.) with additional height for rooftop amenity space; and
  • 92 vehicle parking spaces and 352 bicycle spaces.

This application is being considered under the Cambie Corridor Plan.

    Hi Rene,

    Thank you for your question. The proposal will be required to deliver a “secondary active link” which serves as a landscaped path through the site. This new link will help improve pedestrian connectivity within the immediate area. The proposal will also deliver a new sidewalk, rear lane, and street trees where appropriate. A Development Cost Levy will also be required. Project DCLs provide multi-million dollar contributions to the immediate area’s infrastructure investments and improvements. Lastly, this project will deliver much needed market and below-market rental units to the area which provides an option for members of the immediate community to downsize or relocate from a single detached home to a smaller rental unit.
