The Development Permit Board approved the application on December 12, 2022, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"


Gair Williamson Architects has applied to the City of Vancouver for permission to develop a ten-storey, mixed-use building on the site, consisting of:

  • Retail at grade
  • 32 Secured Market Rental units from levels 2-9
  • A rooftop amenity space on level 10
  • A proposed FSR of 6.0
  • A proposed Floor Area of 26,011 sq.ft. (2,416 m²)
  • A proposed Height of 105 ft. (32 m)

Under the site’s existing DD zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Development Permit Board.
