The Director of Planning approved the application on March 11, 2024, subject to conditions. A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"
Holborn Properties has applied to the City of Vancouver to develop on this site an eight-storey mixed-use residential building with an additional partial storey for mechanical room, including Grocery Store at grade and 134 market strata units at levels 2 through 8.
The proposal includes the following:
Height of 27 m
FSR of 3.28 (11,582 m2)
Three levels of underground parking (including a partial level of underground bike storage) having vehicular access from East 36th Avenue
Under the site’s existing CD-1 (704) zoning, the application is “conditional” so it may be permitted. However, it requires Council approval of the form of development and decision by the Director of Planning.
