5055 Joyce St (DP-2021-00004) development application
The Director of Planning approved the application on June 29, 2021, subject to conditions. A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"
Perkins + Will Canada Co. has applied to the City of Vancouver for permission to develop this site, consisting of:
- Ground floor commercial retail units
- 360 rental residential units including 10 units of below-market rental housing at 20% below CMHC average rent for the neighbourhood
- A floor space ratio of 16.1
- A floor area of 25,567 m² (275,202 sq. ft.)
- A building height of 96.4 m (315.3 ft.)
- 97 underground parking spaces, 627 bicycle spaces, and two Class B loading spaces
Under the site’s existing CD-1 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
