We would like your feedback on a rezoning application at 5019-5039 Payne St. The proposal is to allow for the development of a 14-storey residential building. The zoning would change from R1-1 (Residential Inclusive) District to CD-1 (Comprehensive Development) District. This proposal includes:

  • 117 strata-titled residential units;
  • A floor space ratio (FSR) of 4.50;
  • A floor area of 7,326 sq. m (78,857 sq. ft.);
  • A building height of 42.7 m (140 ft.); and
  • 78 vehicle parking spaces and 306 bicycle parking spaces.

The application is being considered under the Joyce-Collingwood Station Precinct Plan.

    Thanks for the questions. 

    The Joyce-Collingwood Plan contains a Public Benefits Strategy (see page 44 of the Plan) that identifies a number of priorities to be delivered as part of the Plan implementation. Library, childcare facilities, cultural facilities, parks and housing have been identified as amenity priorities in the Plan area.

    If the owners of 5005-5013 are interested in redeveloping or selling their lots, please have their agent contact the developer.

  • Share Will this building equipped with air conditioning? Cause I am living in one of the buildings in this area now, but none of them have air con as they are older buildings.
