The Director of Planning approved this application, and a Development Permit was issued on September 28, 2023.
PCI Developments has applied to the City of Vancouver for permission to develop a 15-storey, mixed-use building, consisting of:
- Retail use on level 1
- General Office use from levels 2 to 3
- 99 Secured Market Rental units from levels 4 to 14
- An amenity space located on level 15
- A total proposed FSR of 6.2
- A total proposed floor area of 98,898 ft2 (9,188 m2)
- A total proposed height of 150 ft. (45.7 m)
- Three levels of underground parking, having vehicular access from the lane
Under the site’s existing CD-1 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
