The Director of Planning approved the application on April 5, 2024, subject to conditions. A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"
Zeidler Architecture Inc. has applied to the City of Vancouver to develop a five-storey, mixed-use building containing retail and theatre uses on the first level and 45 dwelling units on levels 2 through 5. The proposal includes heritage designation of the retained exterior and structure of the Dunbar Theatre.
The proposal includes the following:
Height of 67.60 ft.
FSR of 2.75 (54,131 sq.ft.)
Two levels of underground parking having vehicular access from the lane
Under the site’s existing C-2 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
