The Director of Planning approved the application on December 15, 2022, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"


TL Housing Solutions Ltd. has applied to the City of Vancouver for permission to develop the following on 450 Alexander Street:

  • A 16-storey, mixed-use building, containing 180 social housing units, social enterprise space and childcare
  • An approximate height of 48.8 m (160 ft.)
  • A floor space ratio of 5.61 (12,714 m² / 136,856 sq. ft.)
  • A total of 42 vehicle parking spaces and 341 bicycle spaces, having vehicular access from the lane

This rezoning application was approved in principle by City Council, following Public Hearing on July 28, 2022, and is subject to Council enactment of the CD-1 By-law, approval of the Form of Development and decision of the Director of Planning.

In response to COVID-19 (Coronavirus), we held an extended online question and answer (Q&A) period in place of an in-person open house for this project.
