The City of Vancouver has received an application to rezone the subject site from I-1 (Industrial) District to CD-1 (Comprehensive Development) District. The proposal is to allow for the development of an 8-storey mixed-use building with a rooftop amenity and includes:

  • A floor area of 14,467 sq. m (155,716 sq. ft.);
  • Commercial space (ground floor) 385 sq. m (4,145 sq. ft.);
  • Industrial spaces (floors 1-4) 6,802 sq. m (73,220 sq. ft.);
  • Office spaces (floors 5-8) 6,261 sq. m (67,388 sq. ft.);
  • A floor space ratio (FSR) of 6.0;
  • A building height of 46 m (151 ft.) with additional height for rooftop amenity space; and
  • 137 underground vehicle parking spaces, 7 loading bays and 76 bicycle parking spaces.

This application is being considered under the Broadway Plan.
