427-477 W 49th Ave rezoning application

This application was approved by Council at Public Hearing on October 14, 2021


We would like your feedback on a rezoning application at 427-477 W 49th Ave. The proposal is to allow for a mixed-use development with a 14-storey market residential tower on top of a 4-storey podium. The zoning would change from RS-1 (Residential) to CD-1 (Comprehensive Development) District. This proposal includes:

  • 128 market strata units
  • Commercial retail space at grade
  • Childcare on level 5
  • A floor space ratio (FSR) of 3.99
  • A site area of 2,695.95 sq. m (29,019 sq. ft.)
  • A building height of 52.74 m (173.1 ft.)
  • 130 vehicle parking spaces and 220 bicycle parking spaces

The application is being considered under the Cambie Corridor Plan.

In response to COVID-19 (Coronavirus), an extended online question and answer (Q&A) period was held in place of an in-person open house for this project.
