This application was approved with yellow memo by Council at Public Hearing on September 12, 2023.


We would like your feedback on a rezoning application at 3747-3761 Renfrew Street. The proposal is to allow for the development of a 4-storey mixed-use building. The zoning would change from C-1 (Commercial) District to CD-1 (Comprehensive Development) District. This proposal includes:

  • 18 secured market rental units;
  • Commercial retail space at grade;
  • A floor space ratio (FSR) of 2.5;
  • A floor area of 1,869 sq. m (20,110 sq. ft.);
  • A building height of 15.2 m (49.9 ft.); and
  • 15 vehicle parking spaces and 40 bicycle parking spaces

The application is being considered under the Secured Rental Policy.

Application drawings and statistics on this webpage are posted as-submitted to the City. Following staff review, the final project statistics are documented within the referral report.

    What will happen to the business on the corner? And will the existing street trees be left in situ and protected during construction? And why can't I download any of the application documents for this project? I tried for the arborists report, the shadow report, and then the rest. All I get is that the document will begin to download shortly??? That's a bit sketchy imo.

    Thanks for you interest and comment on this project. Please responses below:

    -    The business on the corner is not apart of the rezoning application and it is assumed the business will continue its current operations. The site could potentially redevelop under the Secured Rental Policy. 

    -    The street trees located on City property will be retained through redevelopment of the site 

    -    The documents provided on the website has been optimized and reduced in size to ensure faster download times.
