The Director of Planning approved the application on December 16, 2021, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"


Architectural Collective has applied to the City of Vancouver for permission to develop the following on this site:

  • A new two storey, two-family dwelling (Building 1) on the South portion of the site
    • Total Height of approximately 35.10 ft.
    • Total Floor Space Ratio (FSR): 0.53 (approximately 3,470.50 sq. ft.)
  • A new one-and-a-half storey, one-family dwelling (Building 2) on the North portion of the site
    • Total Height of approximately 25.00 ft.
    • Total Floor Space Ratio (FSR): 0.23 (approximately 1,516.00 sq. ft.)
  • Providing three parking spaces having vehicular access from the lane

Under the site’s existing RT-5 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
