We would like your feedback on a rezoning application at 325-341 W 42nd Ave. The proposal is to allow for the development of an 18-storey residential building. The zoning would change from RS-1 (Residential) to CD-1 (Comprehensive Development) District. The proposal includes:
215 rental units (including 40 below market rental units)
Floor space ratio (FSR) of 6.82
Total floor area 12,160.45 sq. m (130,894 sq. ft.)
Maximum building height of 60.0 m (197 ft.)
A partial 19th storey common amenity space
Three levels of underground parking with 97 vehicle parking spaces and 400 Class A bicycle parking spaces
In response to COVID-19 (Coronavirus), an extended online question and answer (Q&A) period was held in place of an in-person open house for this project.

This looks like this is way over the Cambie Corridor Plan. What happened?

The final version of the Cambie Corridor Plan was approved by Council in 2018. The subject site is located within the Oakridge neighbourhood of the Plan. Subsection 4.3.6.2 of the Plan supports residential buildings up to six storeys with additionally height increasing up to 18 storeys on this site for the provision of 100% secured rental housing with 20% of the units being provided below market. An indoor amenity room co-located with outdoor amenity spaced is permitted on a partial 19th storey. The project is in line with the Plan.
