The zoning would change from C-2 (Commercial) District to CD-1 (Comprehensive Development) District. This proposal includes:
110 secured market rental units (20 units assigned to moderate income households);
Commercial retail space at grade;
A floor space ratio (FSR) of 6.9;
A floor area of 8,227.8 sq. m (88,563 sq. ft.);
A building height of 47.5 m (155.8 ft.) [with additional height for amenity space]; and
69 vehicle parking spaces and 214 bicycle parking spaces.
