2735 E 41st Ave rezoning application

We would like your feedback on a rezoning application at 2735 E 41st Ave. The proposal is to allow for the development of a five-storey mixed use building. The zoning would change from C-1 (Commercial) to CD-1 (Comprehensive Development) District. This proposal includes:

  • 32 secured market rental units
  • Commercial space at grade
  • A floor space ratio (FSR) of 2.48
  • A floor area of 3,314 sq. m (35,669 sq. ft.)
  • A building height of 14.8 m (48.6 ft.)
  • 25 vehicle parking spaces and 80 bicycle parking spaces

The application is being considered under the Secured Market Rental Policy (Rental 100).


In response to COVID-19 (Coronavirus), an extended online question and answer (Q&A) period was held in place of an in-person open house for this project.

On October 19, 2021 City Council referred this application to a Public Hearing.
