The Director of Planning approved the application on November 29, 2021, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"


Simplex Home Design Ltd. has applied to the City of Vancouver for permission to develop the following on this site:

  • A three-unit multiple dwelling
  • A height of 10.66 m (34.99 ft.)
  • A Floor Space Ratio of 0.90 (3,619 sq. ft.)
  • A detached two-car garage having vehicular access from the lane

Under the site’s existing RM-7 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
