We would like your feedback on a rezoning application at 2062-2092 E Broadway. The proposal is to allow for the development of a 6-storey residential strata building. The zoning would change from RT-5N (Residential) District to CD-1 (Comprehensive Development) District. This proposal includes:

  • 71 residential strata units
  • A floor space ratio (FSR) of 2.65
  • A total floor area of 4,955.6 sq. m (53,342 sq. ft.)
  • A building height of 20.1 m (66 ft.)
  • 71 underground vehicle parking spaces and 140 bicycle parking spaces

The application is being considered under the Grandview-Woodland Community Plan.

In response to COVID-19 (Coronavirus), an extended online question and answer (Q&A) period was held in place of an in-person open house for this project.

    This site is within the fixed rate Community Amenity Contribution (CAC) target area of the Grandview-Woodland Community Plan.  This means that the applicant will be required to pay cash to the City as the CAC for this project, based on a fixed rate.  Presently, the rate for this area of Grandview-Woodland is $253.29/sq. m, based on the net increase density beyond the existing zoning.  If this project is approved, the cash would be allocated towards the Grandview-Woodland Public Benefits Strategy, for public benefits such as affordable housing, childcare, parks, and other community amenities in the neighbourhood.

    This project will also be required to pay Development Cost Levies (DCLs), which helps pay for infrastructure upgrades and other needs made necessary by growth.

    The total amounts of both the CAC and DCLs will be confirmed at the conclusion of the review of the rezoning application, and included in the Referral Report to Council, as part of their consideration.

    No, a rezoning application does not have to be approved prior to builders/applicants purchasing houses for a land assembly.
