The Director of Planning approved the application on June 23, 2021, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"


Architectural Collective has applied to the City of Vancouver for permission to develop a new two-unit multiple dwelling at the front of the site and a new detached one-family dwelling with two-car garage, and one adjacent surface parking space at the rear of the site including:

  • Total site Floor Space Ratio of approximately 0.75 FSR
  • Total Heights of approximately 35.1 ft (10.67 m) for the front building and 25.0 ft (7.62 m) for the rear building

Under the site’s existing RT-5 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
