Building Example

The City of Vancouver has received an application to rezone the subject site from RT-2 (Residential) District to RR-3B (Residential Rental) District. The proposal includes:

  • A 6-storey mixed-use rental building;
  • At least 20% of the floor area for below-market rental units;
  • Commercial space on the ground floor; and
  • A floor space ratio (FSR) up to 3.40.

The application is being considered under the Secured Rental Policy (Section 2.4 Rezonings in Low-Density Transition Areas).

If approved, this site's zoning will change to RR-3B. Any development on the site would have to conform to these zoning regulations and design guidelines. This approach differs from a site-specific Comprehensive Development (CD) District rezoning. It allows for a simplified rezoning process and provides greater clarity and consistency on the types of new secured rental buildings that may be built in eligible low-density areas.

The specific form of development (building design) will be reviewed through a future Development Permit process. Application drawings will be available for viewing and comment at that time.

    At this time, we do not know the number of parking spaces that will be proposed for the development. In this streamlined process for rezonings to Residential Rental zones, architectural drawings, which show the number of parking spaces, are not provided until a future development permit application. The public will be notified again during the development permit process. Please note that an update to the Parking By-Law in June 2024 eliminated minimum parking requirements, city-wide, for all land uses. However, accessible spots for people with disabilities, visitor spaces, bike parking spaces, and loading spaces will continue to be required. More information about the update to the Parking By-law can be found here.
