The City of Vancouver has received an application to rezone the subject site from RT-5 (Residential) District to CD-1 (Comprehensive Development) District. The proposal is to allow for the development of a four-storey mixed-use building and includes:

  • Two level fire hall with five truck bays;
  • Two levels of office space;
  • A floor space ratio (FSR) of 2.0;
  • A building height of 19.0 m (62 ft.); and
  • 56 vehicle parking spaces and 16 bicycle spaces.

This application is being considered under the Grandview-Woodland Community Plan. The proposal does not enter a view cone.

Application drawings and statistics on this webpage are posted as-submitted to the City. Following staff review, the final project statistics are documented within the referral report.

    The two levels of office space are being custom designed with specific Vancouver Fire and Rescue Services (VFRS) headquarter needs in mind. There are no plans for the foreseeable future to have any other occupants in this building.

    RT-5 zoning allows a building height up to 10.7 m (35 ft). The proposed building is 19.0 m (62 ft.).

    There will be no leased office space. The two levels of office space proposed will accommodate Vancouver Fire and Rescue Services (VFRS) functions only, and will include senior administration,  fire investigations, and a department operations centre.
