The City of Vancouver has received an application to rezone 1510 W 71st Ave and 8733 Granville St from C-2 (Commercial) and RM-3A (Residential) District to CD-1 (Comprehensive Development) District. The proposal is to allow for the development of a six-storey mixed-use building. This proposal includes:

  • 74 secured market rental units;
  • Commercial retail space at grade;
  • A floor space ratio (FSR) of 3.38;
  • A floor area of 5,259.3 sq. m (56,612 sq. ft.);
  • A building height of 23.0 m (75 ft.); and
  • 46 vehicle parking spaces and 154 bicycle parking spaces.

The application is being considered under the Marpole Community Plan.

    Hi Ana Luiza, 

    Thank you for your question. 

    The applicant will be required to adhere the City’s Parking By-law (PBL). I have outlined the parking rates for the proposed uses below.  

    The residential (secured market rental) parking rate is a minimum of 1 space for each 125 square meters of gross floor area; and a maximum number of spaces equal to the total minimum number of spaces plus .5 spaces per dwelling unit, per Section 4.5B in the PBL. 

    The commercial (retail use) parking rate is a minimum of one space for each 100 square metres of gross floor area up to 300 square metres, and one additional space for each additional 50 square metres of gross floor area, per Section 4.2.5.1 in the PBL.

    The proposal requires 41 parking spaces to be provided in total. The applicant is proposing 46 parking spaces in total. Overall, the proposal is exceeding the requirements set out by the Parking By-law and a relaxation is not being sought
