The Director of Planning approved the application on September 7, 2023, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"


Wesgroup Properties Ltd. has applied to the City of Vancouver to redevelop the subject site with the following:

  • A 47-storey residential tower comprising ­­­135 strata and 162 secured rental units
  • Retail space at grade
  • Floor Space Ratio of 14.14
  • A total floor area of 26,602 m² (286,345 sq.ft.)
  • A maximum height of approximately 145 m (476 ft.)
  • Eight levels of below grade parking and bicycle storage having vehicular access from Nicola Street

This development application is pursuant to the CD-1 Rezoning, which was approved by City Council, following Public Hearing, on October 12, 2021. Among the conditions of Council’s approval, the applicant must satisfy the CD-1 Enactment Conditions and approval of the Form of Development. As a result, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
