1395 W Broadway rezoning application

The postcard mailed for this project erroneously listed incorrect parking statistics. The number of vehicular and bicycle parking stalls listed below are correct.
We would like your feedback on a rezoning application at 1395 W Broadway. The proposal is to allow for the development of a 24-storey office building. The zoning would change from C-3A (Commercial) to CD-1 (Comprehensive Development) District. This proposal includes:
- 25,404 sq. m (273,442 sq. ft.) of office space
- Commercial uses at grade, including restaurant space
- A floor space ratio (FSR) of 8.65
- A total floor area of 27,872 sq. m (300,008 sq. ft.)
- A building height of 91 m (300 ft.), with a rooftop feature to a maximum height of 96 m (315 ft.) at the southeast corner
- 392 underground parking spaces and 172 bicycle spaces
The application is being considered under the Metro Core Jobs & Economy Land Use Plan and Policy on Consideration of Rezoning Applications during the Broadway Planning Process.
In June of 2018, Council adopted the Terms of Reference for the Broadway Planning Program and a set of interim policies that can be found here. A moratorium was implemented on rezoning applications in the Broadway Plan area during plan development. However, Appendix B provides several exemptions for instream proposals. The application at 1395 West Broadway had received a response from staff supporting consideration of the proposal within three years of the adoption of the interim policies and, as such, the application satisfied interim policy and can be considered in advance of the adoption of the Broadway Plan.
Application drawings and statistics on this webpage are posted as-submitted to the City. Following staff review, the final project statistics are documented within the referral report.
