1245-1265 W 10th Ave rezoning application
Note: The notification postcard mailed on or about March 19 incorrectly stated the address as
"1245-1245 West 10th Avenue". As noted correctly on this page, the site address is
1245-1265 West 10th Avenue.
The City of Vancouver has received an application to rezone the subject site from RM-3 (Residential) District to CD-1 (Comprehensive Development) District. The proposal is to allow for the development of a 20-storey residential building over three levels of underground parking and includes:
- 164 secured rental units with 20% of the floor area secured for below market rental units (approximately 33 units);
- A floor space ratio (FSR) of 6.50; and
- A building height of 64.9 m (213 ft.).
This application is being considered under the Broadway Plan.
Application drawings and statistics on this webpage are posted as-submitted to the City. Following staff review, the final project statistics are documented within the referral report.
April 15, 2024:
Revised shadow studies have been provided. These shadow studies have accounted for daylight savings.
