1190 W 10th Ave rezoning application
The City of Vancouver has received an application to rezone the subject site from RM-3 (Residential) District to CD-1 (Comprehensive Development) District. The proposal is to allow for the development of a 21-storey mixed-use building and includes:
- 172 secured rental units with 20% of the residential floor area secured for below market rental units;
- Commercial space on the ground floor;
- A floor space ratio (FSR) of 6.8; and
- A building height of 68.7 m (228 ft.).
This application is being considered under the Broadway Plan.
Application drawings and statistics on this webpage are posted as-submitted to the City. Following staff review, the final project statistics are documented within the referral report.

CherylN asked 7 months agoResponse provided by the applicant: The intention of the video is to provide an overview of the proposed form of the building. The light of the sun is used to illustrate each side of the building and the façade articulation. For shadow analyses, please refer to the shadow studies included in the rezoning booklet.

Tom asked 7 months agoThanks for the question. A Transportation Demand Management Plan is submitted and reviewed by City Engineering staff through the application process. Conditions to the rezoning would be provided to address safety and for all road users. There's a similar tower application at 215-229 East 13th Avenue and the those shadow studies seem to differ by quite a bit when you're looking at the length and direction of the shadows at each of the times. Is the position of the sun so different at Alder and West 10th Avenue when compared to Watson Street and East 13th Avenue? Or is there another explanation for this discrepancy? Klepper62 asked 8 months agoTenants of the current building who meet the eligibility requirements are protected under the Tenant Relocation & Protection Policy with additional supports offered to those in the Broadway Plan Area. Tenants will be provided Right of First Refusal to move back into the new building with a 20% discount off city-wide average market rents or at their current rent, whichever is less. They will also receive assistance finding new accommodations, moving support, and the choice of financial compensation based on length of tenancy or temporary rent top-up until the new building is ready.
