The City of Vancouver has received an application to rezone the subject site from I-2 and I-3 (Industrial) District to CD-1 (Comprehensive Development) District. The proposal is to allow for the development of a 19-storey office building (west tower) and two 35-storey mixed-use rental buildings (centre and east towers) and includes:

  • 600 rental units with 20% of the floor area for below-market units;
  • Commercial and industrial uses within the podium, including a grocery store and a privately-owned childcare facility;
  • A floor space ratio (FSR) of 8.67; and
  • Includes partial road closure northwest of the site.

This application is being considered under the Broadway Plan.

Application drawings and statistics are posted as-submitted to the City. Following staff review, the final project statistics are documented within the referral report.

    Thanks for your question. Staff are reviewing the proposal and there are no view protected view corridors impacted by the development.

    Thanks for the questions. The proposal includes three levels of underground parking. A geotechnical report was submitted at the time of application and is being reviewed by the Engineering Department.

    Thanks for the question. The application proposes three levels of below-grade parking, including 550 parking spots.

    Thanks for the questions. Floor-to-floor heights are 9’-2” for the typical residential tower floors, 13’-2” for the typical office floors, and between 20’-0” and 22’-0” for the podium levels. Three levels of below-grade parking are proposed, which provide a total of 550 parking spots. Floor plans and elevation drawing have been added to the application webpage.
