The City of Vancouver has received an application to rezone the subject site from M-1 (Industrial) District to CD-1 (Comprehensive Development) District. The proposal is to allow for the development of a 39-storey mixed-use building and includes:

  • 385 rental residential units;
  • Commercial space on the ground floor;
  • A floor space ratio (FSR) of 23.3; and
  • A building height of 110.7 m (363 ft.) with additional height for rooftop amenity space.

This application is being considered under the Downtown Eastside Plan. The application requests consideration of height and density in excess of the existing policy.

This application is being processed and reviewed concurrently with the application to rezone 1030-1070 E Hastings St and 1168-1180 E Hastings St.

Application drawings and statistics are posted as-submitted to the City. Following staff review, the final project statistics are documented within the referral report.

    Thanks for the question. A Transportation Assessment and Management Study (TAMS) is a requirement for the rezoning applications. The document is forthcoming and will be reviewed by Engineering staff in advance of a decision by Council. The study will be posted to the application webpages when available. Thanks, Nick

    Thanks for the question. Land price and value is determined by the market, it is difficult for staff to predict the impact of a particular rezoning on land value. Assessed value is determined through BC Assessment Authority. Thanks, Nick.

    Thanks for the question. Public Transit is administered by Translink and schools are managed by Vancouver School Board. The City of Vancouver is in regular contact and conversations with these agencies to ensure coordination with transit and school demands given proposed developments across the City. Thanks, Nick
