1075 Nelson St (DP-2021-00589) development application

The Development Permit Board approved the application on April 19, 2022, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"


Brivia Group has applied to the City of Vancouver for permission to develop this site, consisting of:

  • A 60-storey, Passive House residential building
  • A building height of 178.46m (585 ft. to to the top of the appurtenance)
  • A net floor area of 39,768 m² (428,060 sq.ft.)
  • A FSR of 24.7
  • A total of 501 residential units that include:
    • 102 social housing units
    • 49 market rental units
    • 350 market condo rental units
  • Ten levels of underground parking with 321 vehicle parking spaces and 1,042 Class A bicycle parking spaces and 27 Class B bicycle spaces

Under the site’s proposed CD-1 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Development Permit Board
