Revised submission (June 2024)

The City of Vancouver has received an application to rezone the subject site from RM-5A (Residential) District to CD-1 (Comprehensive Development) District. The proposal is to allow for the development of a 32-storey residential rental building and includes:

  • 300 units with 20% of the floor area for below-market rental units;
  • A floor space ratio (FSR) of 12.63;
  • A building height of 89.2 m (293 ft.); and
  • 122 vehicle parking spaces and 529 bicycle parking spaces.

This is a revised submission from a previous proposal originally submitted December 2022. These revisions bring the application into compliance with the Criteria for 100% Secured Rental and Below-Market Housing as an Alternative to Inclusionary Social Housing in the Burrard Corridor of the West End Community Plan. Key changes from the previous version include:

  • Removal of social housing and replacement with developer-owned below-market rental units;
  • Redesign of the building and units;
  • Provision of more indoor amenity space.
