Revised Application (July 8, 2022)
To rezone the site from C-2 (Commercial) to CD-1 (Comprehensive Development) District. This proposal is for a six-storey mixed use building which includes:
66 social housing units
Commercial uses at-grade
A floor space ratio (FSR) of 3.81
A floor area of 6,515 sq. m (70,128 sq. ft.)
A building height of 25.1 m (82.5 ft.)
22 vehicle parking spaces and 166 bicycle parking spaces
This is a revised application from a previous proposal submitted on August 1, 2019. Key changes from the previous version include:
Reduction in the number of units proposed
Reduction of building height by six storeys
Reduction to the proposed floor space ratio and floor area
Reduction in the number of parking spaces proposed
The original rezoning application, submitted on August 1, 2019, consisted of a 12-storey mixed-use building with:
88 social housing units
Commercial uses at grade
A floor space ratio (FSR) of 5.78
A floor area of 7,854 sq. m (84,539 sq. ft.)
A building height of 41.5 m (136.2 ft.)
44 vehicle parking spaces and 170 bicycle parking spaces
A community open house was held on September 30, 2019 from 4:30-7:30 pm at the Church of Nazarene (998 E 19th Ave).
