The Director of Planning approved the application on October 25, 2023, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"


Hearth Architecture Inc. has applied to the City of Vancouver for permission to add and alter this existing character single detached house (Building 1) and, to develop an infill duplex (Building 2), consisting of:

  • Total Floor Space Ratio of 0.88 for the site (approximately 4,826 sq. ft.)
  • Proposed height of approximately 27 ft. for Building 1 and 25 ft. for Building 2
  • Three parking spaces (two standard and one small car), having vehicular access from the lane

Under the site’s existing RT-10 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
