The Director of Planning approved the application on January 31, 2023, subject to conditions. A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"
Henriquez Partners Architects has applied to the City of Vancouver to develop on the site, two mid-rise buildings and a commercial podium at grade, comprising:
- 156 hotel units
- Retail and rental office space
- A maximum building height of 42.3 m from grade and 10 storeys
- An FSR of 6.89 comprising a floor area of 26,028 m² (280,164 sq.ft.)
- Three levels of underground parking with 215 vehicle parking spaces
- 113 Bicycle spaces
Under the site’s existing CD-1 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
