803 E 23rd Ave (DP-2021-00448) development application
The Director of Planning approved the application on August 19, 2021, subject to conditions. A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"
Marianne Amodio + Harley Grusko Architects Inc. has applied to the City of Vancouver for permission to retain the existing two-storey, single-family dwelling character house, converting it to a two-unit Multiple Conversion Dwelling and to develop a two-storey, two-family infill dwelling at the rear of the site; to include the following:
- A proposed total Floor Space Ratio of 0.85 for the site: approximately 5126 sq. ft.
- (0.53 FSR for the existing house and 0.32 FSR for the infill house)
- Raise the existing roof proposing a total height of approximately 26.05 ft.
- Infill house having a proposed total height of approximately 24.41 ft.
- Infill house to include two garage vehicle parking spaces and one small car surface stall, having access from the lane
Under the site’s existing RS-1 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
