8029-8225 Oak St and 1012 W 64th Ave rezoning application

Revised Application (November 29, 2021)

We would like your feedback on a rezoning application at 8029-8225 Oak St and 1012 W 64th Ave. The proposal is to allow for a development with two 6-storey residential buildings, one 6-storey mixed-use residential and commercial building, and one 8-storey mixed-use residential and commercial building. The zoning would change from RS-1 (Residential) District to CD-1 (Comprehensive Development) District. The proposal includes:

  • 200 strata-titled residential units
  • Commercial retail space on level one of the mixed-use buildings
  • Office space on level two of the mixed-use buildings
  • A floor space ratio (FSR) of 3.2
  • A floor area of 20,292 sq. m (218,423 sq. ft.)
  • Building heights of 21.2 m (69.6 ft.), 22.8 m (74.8 ft.) and 28.8 m (94.5 ft.)
  • 279 vehicle parking spaces, 491 bicycle parking spaces

This is a revised application from a previous proposal submitted on June 7, 2021. Key changes from the previous version include:

  • Replacing residential units with office space on level 2 of the mixed-use buildings
  • Minor changes to other aspects of the proposal to reflect this change

The application is being considered under the Marpole Community Plan.

The original rezoning application, submitted on June 7, 2021, consisted of proposal to allow for a development with two 6-storey residential buildings, one 6-storey mixed-use residential and commercial building, and one 8-storey mixed-use residential and commercial building, and includes:

  • Commercial retail space at grade
  • A floor space ratio (FSR) of 3.1
  • A floor area of 19,634 sq. m (211,339 sq. ft.)
  • Building heights of 21.2 m (69.6 ft.), 22.8 m (74.8 ft.) and 28.8 m (94.5 ft.)
  • 272 vehicle parking spaces and 497 bicycle parking spaces
