Chard Development Ltd has applied to the City of Vancouver for permission to develop a seven-storey, mixed-used building, with Retail uses (main floor), Manufacturing uses (main-second floor), and General Office uses (third-seventh floors), including:

  • A proposed FSR of 5.01 (8414.2 m2 - 90,531 ft2)
  • Retail use on the main floor (642.7 m2 – 6,917.9 ft2)
  • Manufacturing uses on the main to second floor (1,702.4 m2 – 18,324 ft2)
  • General office use on the third – seventh floor (6,069.1 m2 – 65,327 ft2)
  • A proposed height of 37.1m (122 ft.)
  • Three levels of underground, providing a total of 105 parking spaces, having vehicular access from Aisne Street

Under the site’s existing CD-1 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
