The Director of Planning approved the application on October 12, 2022, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"


Gradual Architecture Inc. has applied to the City of Vancouver for permission to develop on the site, four three-storey multiple dwelling buildings containing 23 dwelling units consisting of:

  • A proposed height of 10.7 m (35.0 ft.)
  • A proposed Floor Space Ratio of 1.20 (approximately 2,023 m² / 21,779 sq. ft.)
  • One level of underground parking providing 23 parking spaces, having vehicular access from the lane

Under the site’s exiting RM-8N zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
