721 - 735 W 49th Ave (DP-2021-01042) development application

The Director of Planning approved the application on March 16, 2022, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"


1279121 B.C. Ltd. has applied to the City of Vancouver for permission to develop the following on this site:

  • Three new multiple dwelling buildings, containing 17 strata-titled dwelling units
  • A proposed height of 37.7 ft. for buildings at W 49th Avenue and 33.1 ft. for the building at the rear lane
  • A Floor Space Ratio of 1.20 (approximately 18, 854 sq. ft.)
  • One level of underground parking, providing a total of 24 parking spaces, having access from the rear lane

Under the site’s pending RM-8AN zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
