Qualex-Landmark Fraser Living Inc. has applied to the City of Vancouver for permission to develop the following on this site:

  • A mixed-use building containing retail uses on the ground and lower levels, residential uses on the upper floors, 200 market rental units including 37 below market
  • A height of 78.86 m (258 ft.)
  • A floor space ratio of 8.5 (14,195 m² /152,794 sq. ft.)
  • Parking, loading and bike storage accessed from the lane

The rezoning application was approved by City Council, following Public Hearing, on November 15, 2024. Among the conditions of Council’s approval, the applicant must obtain approval of a development permit. Under the site’s proposed CD-1 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
