622-688 SW Marine Dr rezoning application

This application was approved by Council at Public Hearing on January 25, 2022.



We would like your feedback on a rezoning application at 622-688 SW Marine Dr. The proposal is to amend CD-1 (66) to allow for the development of two towers at 28 and 32 storeys on top of two 6-storey podiums separated with a mid-block break. This proposal includes:

  • 573 secured market rental units with 20% of floor space allocated to below-market rental
  • 35% of the below-market rental floor space operated by the YWCA and provided at deeper levels of affordability
  • A floor space ratio (FSR) of 6.68
  • A site area of 6,175.6 sq. m (66,474 sq. ft.)
  • A building height of 102.2 m (335.3 ft.)
  • Commercial use at grade with a private daycare on level 2
  • 276 vehicle parking spaces and 1096 bicycle parking spaces

The application is being considered under the Marpole Community Plan and the Ashley Mar Issues Report (February 11, 2020).

In response to COVID-19 (Coronavirus), an extended online question and answer (Q&A) period was held in place of an in-person open house for this project.
