The Director of Planning approved the application on August 30, 2022, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"


IBI Group has applied to the City of Vancouver for permission to develop a mixed-use project comprised of a 12-storey office tower and a 33-storey market residential tower containing 269 strata units, both over a four-storey podium with retail at grade. Public benefits include a 37-space child care and a youth centre.

The proposal includes the following:

  • Heights of 150 ft. (north tower) and 330 ft. (south tower)
  • Total FSR of 10.16
  • Six levels of underground parking with vehicular access from the rear lane

This proposal is subject Council enactment of the CD-1 rezoning, approval of the Form of Development and decision by the Director of Planning.
