5415 Wales St (DP-2021-00552) development application

The Director of Planning approved this application, and a Development Permit was issued on June 15, 2022.


Architrix Studio has applied to the City of Vancouver for permission to:

  • To develop a new two-and-a-half storey, two-family dwelling (Building 1) on the Northeast portion of the site:
    • Total Height of approximately 33.89 ft.
    • Total Floor Space Ratio: 0.36 (approx. 2,575.20 sq. ft.)
  • To develop a new two-and-a-half storey, two-family dwelling (Building 2) on the Southeast portion of the site:
    • Total Height of approximately 33.33 ft.
    • Total Floor Space Ratio: 0.36 (approx. 2,567.10 sq. ft.)
  • To develop a new one-and-a-half storey, one-family dwelling (Building 3) on the West portion of the site:
    • Total Height of approximately 22.46 ft.
    • Total Floor Space Ratio: 0.13 (approx. 926.30 sq. ft.)
  • Total of five parking spaces (three garage + two surface) having vehicular access from the Lane

Under the site’s existing RT-11 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
