The Director of Planning approved the application on April 16, 2024, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"


Architectural Collective Inc. has applied to the City of Vancouver for permission to develop a four-storey apartment building containing a total of 27 dwelling units, developed as secured market rental, consisting of:

  • A total height of approximately 44.7 ft.
  • A total Floor Space Ratio (FSR) of 2.0 (approximately 24, 850 sq. ft.)
  • 18 parking spaces underground, having vehicular access from the lane

Under the site’s existing RM-9A zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
