The Director of Planning approved the application on March 20, 2025, subject to conditions. A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents".

Architectural Collective Inc. has applied to the City of Vancouver for permission to develop the following on this site:

  • A 12-storey, mixed-use residential building containing retail on level one, 80 dwelling units on levels two to eleven, and amenity and artist studio at level 12
  • Retention and reconstruction of the heritage facades
  • A height of 32 m (105 ft.)
  • A floor space ratio of 8.2 (4,753 m² / 51,163 sq. ft.)
  • Loading is located at grade having vehicular access from the lane

Under the site’s proposed CD-1 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
