The Director of Planning approved the application on August 11, 2023, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"


IBI Group Architects (Canada) Inc. has applied for a permit to develop a 14-storey, mixed use building containing retail and office at grade, a child daycare facility on level 5 and multiple dwelling from levels 2 to 14 on this site, consisting of:

  • 131 dwelling units
  • A proposed height of 165.92 ft. (50.6 m)
  • A proposed floor area of 115,768 sq.ft. (10,755 m2)
  • Three levels of underground parking, having vehicular access from the lane

Under the site’s proposed CD-1 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
